The price is size times a quality tier

The tier is the finish level. The same 65 sq ft room is a different job in builder-grade fittings than in a custom vanity and frameless glass, so the per-square-foot rate is where most of the answer lives.

Smaller bathrooms cost more per square foot, not less. Demolition, waterproofing, the plumbing rough-in and the permit are close to fixed whatever the room measures, so they spread over fewer feet. A small fussy bathroom can land at a higher per-foot rate than a big plain one.

  3. Permit: $250 - $500, and design fees on top if you use a designer. Neither is in the tier band.
  4. Realistic total: roughly $15,000 - $26,700, before the contingency.

Now take the same room to a full gut so the shower can move to the other wall:

  1. Same tier band: $11,700 - $18,200.
  2. Full gut: + $1,500 - $6,000 for relocating the drain, supply and vent.
  3. Custom walk-in shower instead of a conversion: $6,000 - $12,000.
